The Britely, a New Member’s Club in Los Angeles, Is Feather-Filled and Fabulous

There’s this famous Oscar Wilde quote: “Everything in moderation, including moderation.” That very well could be plastered on the gilded door of The Britely, a new member’s only club in Los Angeles where maximalism is the modus operandi. There’s not one, but two Wolfgang Puck restaurants—one of which is painted a flamingo pink. Their rooftop bar, with sweeping views of L.A.’s urban sprawl, is adorned in jade palmeral-tiger print. Then there’s the hangout de resistance: an underground lounge with turquoise banquettes, gold lamé pillows, Hollywood Regency feather lamps, and a bowling alley. Simply put: it’s a place where you can have some serious fun. (Or as Estelle Lacroix, The Britely’s managing director puts it, “a little self-indulgence.”)

First Look Inside Wolfgang Puck’s Pair of New Restaurants at Pendry West Hollywood

Wolfgang Puck is making a pizza. The 71-year-old chef, who has become a household name from his airport eateries, grocery line, and upscale establishments, has been making pizza for a very long time. Best known for creating the smoked salmon pizza at Spago, which was one of the city’s first restaurants to have a wood-fired oven, Puck is contemplating the signature pizza at his new daytime hotel cafe Ospero.

He stretches the dough while posing for the camera, as if this was a shoot for a glossy fashion magazine. Puck is always posing, holding a dish out for maximum exposure. He, and the team at Ospero and the penthouse restaurant Merois, will likely need it as the ongoing pandemic continues to hamper an ideal opening scenario at the massive new Pendry West Hollywood.

Vapor Intrusion Mitigation System – Fontana, CA

Terra-Petra has been chosen to provide environmental engineering services for the design of the vapor intrusion mitigation system (VIMS) design for a new logistics center in Fontana, CA.

Over the last couple of years, we have seen an increased demand for vapor intrusion mitigation systems to be designed and installed at large commercial warehouse type buildings. The main driving force appears to be the environmental personality of the property in which the buildings are being constructed. The site history will vary, but a history of industrial or commercial use where the site was subject to a chemical release of some sorts is the commonality.

Whether it be a petroleum hydrocarbon (TPH) impact from a former oil field/oil well or a Volatile Organic Compound (VOC) release from a dry cleaner or manufacturing facility the potential impacts on the health and safety of the future occupants of the building is what needs to be addressed.

Terra-Petra is well equipped at designing these systems for the current conditions, as well as building in contingency design features for potential future changes. Essentially, we design passive venting systems that are easily upgradable to active subslab depressurization systems (with remote telemetry and remote system monitoring and maintenance built into it if such a conversion is warranted in the future).

The proposed development in Fontana will consist of the construction of a new warehouse building having an approximate 260,650 SF footprint. The vapor mitigation measures will specifically include a “passive” vapor barrier beneath the office areas of the planned warehouse building, and the installation of  a passive ventilation layer beneath the vapor barrier. Inclusion of a ventilation layer beneath the vapor barrier would enable it to be made “active” at a later date by adding in-line fans, such as those used for radon mitigation, to the vertical riser pipes inside the warehouse.

Soil Gas Investigation Los Angeles, CA

In early January, Terra-Petra performed a soil gas investigation (SGI) in Los Angeles, CA, in accordance with LADBS guidelines (Information Bulletin Ref. No. 91.7104.1, P/BC 2002-101) under Terra-Petra’s LADBS Methane Testing Lab License #10224, for a major property developer.

We are pleased to continue the partnership to provide mitigation design and consulting services. The project consists of the construction of a new slab on grade warehouse building with a building footprint of approximately 169,253 SF.

There are as many as six (6) oil wells on this property, three of which may fall under the footprint of the new building. The scope of work includes methane mitigation plan design (passive system) and permitting, methane gas detection system design (active system) and permitting, and construction administration support.

Landfill Monitoring And Reporting – Penrose Landfill

Terra-Petra has provided ongoing regulatory monitoring and reporting of the Penrose Landfill, in Sun Valley, since 2002. The scope of our activities has included monthly and quarterly monitoring and reporting of perimeter monitoring probes in compliance with South Coast Air Quality Management District Rule 1150.1 and CalRecycle’s Title 27. The regulations require former landfill sites (such as this) to manage fugitive methane gas emissions offsite to levels below 5,000 ppmv.

This work has included routine gathering and evaluation of field data and the preparation and submittal of a report summarizing all monitoring readings as well as laboratory analyses of landfill gas grab samples.

We are also obligated to conduct annual ambient air sampling (weather station and integrated air sampler) and reporting from surface gas emissions into the atmosphere. All monitoring work is carried out under the direction of our Senior Project Scientist and reviewed and stamped by our Registered Civil Engineering crew.

DMBI Methane Barrier Inspection – Downey, CA

Terra-Petra performed DMBI inspections in Downey, CA for an LA County Construction Company. The inspector was on site to visually witness a slab repair (application of spray) on the 1st day and a smoke test (field testing) on the 2nd.

Terra-Petra has the largest staff of Deputy Methane Barrier Inspectors in the industry with thirteen (13) inspectors and is highly qualified to perform this oversight.

Soil Management Plan Implementation – Richmond Oil Field

Terra-Petra recently mobilized to a development within the Richmond Oil Field in Yorba Linda, CA after the grading contractor working on the site encountered what they described as “black colored material”. Soil that carries these characteristics is suspected of being impacted by petroleum-contamination, pesticide impact or other hazardous materials and needs to be tested by a laboratory to verify the actual presence of contaminants and at what concentrations.

In this particular case, Terra-Petra elected to run the following tests on the soil samples we collected from the site under a strict chain of custody protocol.

  • EPA 8260B by 5035 – Volatile Organics by GC/MS + Oxygenates/Gasoline Range Organics
  • EPA 6010B by 3050 – Title 22 CAM 17 Trace Metals by ICP-OES
  • EPA 7471A – Mercury by Cold Vapor Atomic Absorption
  • EPA 9045C – pH
  • EPA 8270C-SIMS Polynuclear Aromatic Hydrocarbons

With the laboratory results Terra-Petra was able to conduct a site assessment to delineate the potentially impacted area, which was approximately 90’-180’ .  The Soil sampling was implemented in accordance with the site-specific Soil Management Plan (SMP), which is essential for any development where impacted soils may be encountered. Within an SMP should be a section describing the specific response/remedial actions that will need to be carried out for any impacted soils.

Numerous agencies can become involved with remedial actions for projects in Orange County in particular. For example, the Orange County Health Care Agency (OCHCA) and Orange County Fire Authority as well as the local planning department will be notified and involved in such matters. Additionally, the Regional Water Quality Control Board, the California Department of Conservation, Geologic Energy Management Division (CalGEM) and South Coast Air Quality Management District may become involved until a no further action status is attained.

In the coming days and weeks Terra-Petra will be drafting and submitting a Work Plan to carry out the remedial activities under the oversight of the local agencies involved.
