ORSINI II LUXURY APARTMENT COMPLEX

City of Los Angeles, Methane Zone Level V
2 Levels Below Grade
179,649 sq ft property
Site wide grading operations were well underway before it was discovered that the City of Los Angeles Department of Building and Safety (LADBS) required, methane soil gas investigation had not been conducted. To compound the dilemma, testing protocols mandated that all grading be stopped for a minimum of 30 days prior to the investigation. This 30 day delay was not acceptable to the developer who was working with a rigorous construction schedule.
After several discussions with management at LADBS, Terra-Petra was granted permission to proceed with the methane investigation while allowing the grading operations to continue without delay. For this reason the developer was able to maintain their construction schedule.

It should be noted that in our methane soil gas investigation we did in fact find high action levels of methane at the site, thus dispelling the presumption that grading will disrupt the methane concentrations in the soil.
