Case Study: Methane Consulting - Sun Valley Industrial Park Sun Valley, CA
Methane Zone Level II | 361,038 SF Footprint

THE CHALLENGE
Sun Valley Industrial Park Building 1 is a large-scale industrial development located within a City of Los Angeles Methane Zone Level II, requiring code – compliant methane mitigation across a 361,038 SF footprint.
The site—pre-leased in part to OnTrac—needed a solution that would meet strict methane mitigation requirements without slowing construction or compromising lease timelines.
With multiple buildings and a tight development schedule, the risk was clear: get the design wrong, and you create delays, added costs, and tenant friction.
SOLUTION
Terra-Petra was engaged by Xebec Building Company to design a comprehensive methane mitigation system across both structures, including:
- 264,000 SF system for Building 1
- 96,970 SF system for Building 2
The approach focused on:
- Full compliance with City of Los Angeles Methane Zone Level II requirements
- Integration with building design to avoid rework and construction delays
- Practical, constructible system layouts for large industrial footprints
- Coordination with project stakeholders to maintain schedule alignment
OUTCOME
The project advanced with a fully compliant, scalable methane mitigation design supporting a major logistics tenant and a high-value industrial asset.
Terra-Petra’s approach enabled:
- Smooth coordination across a multi-building site
- Reduced construction friction and risk of redesign
- Confidence in regulatory compliance without overdesign
Bottom line: a complex methane site was turned into a buildable, leasable industrial asset—without drama.
