Los Angeles, CA (PRWEB) April 11, 2014–Terra-Petra was pleased to have been a part of a very successful project with Western Realco, LLC in Anaheim this last month. Terra-Petra carried out the Property Management Plan (PMP) for the site during grading activities ahead of the construction of the building’s foundation, given that TPH and VOC-impacted soil might be encountered during site grading and building construction activities.

As a precautionary measure, the building on site was equipped with an active soil gas mitigation system, complete with a sub-slab venting system, vapor barrier and mechanical extraction fans. Based upon Terra-Petra’s expertise, the company was responsible for serving as the Construction Quality Assurance and Construction Quality Control (CQA/CQC) Officer for Western Realco throughout the construction of the soil vapor mitigation system. Each and every item of the approved plans was inspected and under the watchful eye of Terra-Petra’s inspection team. The system was installed with minimal issues. Terra-Petra was there every step of the way to document and ensure compliance with all project specifications.2201ECerritos

During the sale of the property, Terra-Petra also drafted and implemented an Operations and Maintenance (O&M) Plan for Western Realco that provided the determining mass emissions output for the active vent risers as was required in the project specifications. Test results were finished in record time in order to ensure that the work was completed within the due diligence phase of sale upon project completion.

Experience should include:

Environmental field data collection including: soil, soil vapor and ground water.

Ability to use environmental testing equipment, PID, FID, GEM 2000, RKI Eagle Etc.

Ground Water Well Construction, Development and Decommissioning.

Understanding of EPA Testing Guidelines.

Additional Qualifications (Not Required):

·         Geotechnical experience as a soils technician.

·         40 hour Hazwoper Certification.

Terra-Petra congratulates newest DMBI inspectors

Terra-Petra congratulated its newest DMBI inspectors, Dave Akers, Kevin Costa, and Hector Flores earlier this month. On Monday, February 3rd, 2015, the three newest members of the Terra-Petra Deputy Methane Barrier Inspection Team successfully passed the written and oral portions of the DMB) examinations issued by the Los Angeles Department of Building and Safety (LADBS). Dave Akers, whose history with Terra-Petra dates back to 2005, passed the test for a second time.

The addition of three new DMBIs to the Terra-Petra inspection team is a testament to the company’s exciting expansion and its efforts to continue to grow as an industry leader. As the onslaught of construction projects continues, Terra-Petra continues to stay prepared and flexible to meet clients’ inspection demands. Terra-Petra leads the environmental engineering industry, now, with 10 Deputy Methane Barrier Inspectors on staff. The extension of the design division will ensure that Terra-Petra retains its competitive edge. 

Terra-Petra boots-on-the-ground for World Record Concrete Pour DTLA Wilshire Grand

Terra-Petra had "boots on the ground" during the record breaking concrete pour for the new Wilshire Grand Hotel in Downtown Los Angeles – February 16, 2014. We were charged with the responsibility of performing the below grade waterproofing system inspections during this world record pour. We would like to thank Korean Air, General Contractor – Turner Construction, and the design team led by AC Martin for allowing us to be part of this historic occasion.

Terra-Petra awarded contract to perform methane and water intrusion inspections for Northern California project

Terra-Petra was recently awarded the contract to perform inspections at the Maple Street Correctional Facility site in Redwood City, California. The Northern California site requires excavation below the water table and is located within a region impacted by naturally occurring methane gas. As such, the future building is susceptible to the impacts of methane gas and water intrusion and requires a dual methane barrier/waterproofing system. Gergen Construction is in the process of installing the system which will consist of a membrane and passive venting system to adequately protect the building.

The inspections will be administered through Terra-Petra’s San Francisco office. Terra-Petra’s Deputy Methane Barrier Inspectors (DMBI) come prepared with diverse certifications and extensive knowledge of prevalent systems, making Terra-Petra a versatile choice for any methane/water impacted construction project. The Maple Street Correctional Facility site is no exception. For this project, Terra-Petra’s certified Hydroshield, Coreflex and Liquid Boot inspectors led to the selection of Terra-Petra as the best team to get the job done.The joint effort and long-standing relationship between Terra-Petra and Gergen Construction will ensure an efficient and reliable system to provide the project owners with an environmentally safe building.

 

 

 

New Home Co. Gears Up for Busy Year of Building feat. Westside Apartments

Early-stage work is under way for a trio of apartment complexes planned by the Irvine Co. for the Westside Los Angeles neighborhood of Playa Vista.

Terra-Petra, a Los Angeles-based environmental engineering firm, said it has begun work for a methane mitigation system installation at the three Irvine Co. apartment projects at Playa Vista, a sprawling development near the San Diego (405) and Marina (90) freeways.

The site is about a mile from the ocean and once held the headquarters of aviation pioneer Howard Hughes, one of the reasons Terra-Petra’s assistance is needed for the development.

Irvine Co. bought the land for the apartment portion of the developments in 2012 for an undisclosed price.

Business Journal estimates at the time put the 100-acre land deal at about $200 million.

The apartment complexes under way total 1,503 units and will be completed in 2017.

The first of the complexes is described by Terra-Petra as Mediterranean-style, four stories tall, and with underground parking.

McLarand Vasquez Emsiek & Partners of Irvine is the architect for the project, and Irvine-based Western National is the general contractor.

Irvine Co. currently owns just one rental property in Los Angeles County: Santa Monica’s high-end 1221 Ocean Ave., where monthly rents start at more than $6,000, and penthouses command prices in excess of $20,000.

Terra-Petra named methane design engineer and subterranean waterproofing consultant for Korean Air Wilshire Grand project

Wilshire Grand Hotel Los Angeles - AC MARTINTerra-Petra is proud to announce its role as the methane mitigation design engineer and subterranean waterproofing consultant for what will be the tallest building west of the Mississippi, the Korean Air Wilshire Grand project. Once completed, this 73 story skyscraper will top out at 1,100 feet tall and offer 5 levels of subterranean parking below grade. Earlier this year, Terra-Petra contracted with the prestigious architectural design firm of AC Martin Partners to prepare the methane mitigation and waterproofing system construction documents.

Terra-Petra had a very tight window in which to complete our design work, given the discovery of the methane mitigation design requirement only weeks before the foundation only permits were to be pulled. Fortunately, due to the strong capabilities of the Terra-Petra design team, we were able to deliver the necessary drawings on time in order to ennsure the project remained on schedule with no delays.

On November 21, 2013, Terra-Petra attended a pre-construction meeting, with Turner Construction, to discuss the installation of the methane mitigation/waterproofing system for the project (which is scheduled to start in December). Terra-Petra will also be performing the Deputy Methane Barrier Inspection (DMBI) work for the duration of this project.

According to the Wilshre Grand Center's website: “Starting in 2012, the property at the site of the former Wilshire Grand Hotel will be cleared to make way for a visionary new hotel and mixed-use building. Under the leadership of Korean Air, the developer of the project, the new building will revitalize the property and allow the site to continue being the indelible landmark it has always been. Doors will open to L.A. and the world in 2017, building upon the Wilshire Grand’s rich history."

Terra-Petera Methane begins mitigation system installation project for The Irvine Company in Playa Vista, California

Terra-Petra is excited to announce that the methane mitigation system installation is in progress on three new apartment complexes in Playa Vista being developed by The Irvine Company.

The Irvine Company selected the architectural firm of McLarand Vasquez Emsiek & Partners (MVE) out of Irvine to realize their vision of bringing a premier apartment community to the west side of Los Angeles. MVE has designed three mediterranean style apartment complexes each having one level of subterranean parking with on grade parking and four levels of apartments above grade. The building footprints increase in size moving from west to east from 187,067 SQ.FT., 256,866 SQ.FT. and 333,827 SQ.FT. 

MVE’s design team for these three projects included the following prestigious firms:

Structural Engineer: Englekirk –  Los Angeles
Civil Engineer: Fuscoe – Irvine
Geotechnical Engineer: Group Delta – Torrance

The project are located in the City of Los Angeles Methane Zone, thus Terra-Petra was selected by The Irvine Company as the methane design engineer for these projects given our strong Terra-Petra personnel witnessing the installation of Treco Barrier Solutions Vapor Lock-M. Left to right Andrew Alvarran, Jesus Mora, Danile Valdez and Eduardo Rangelreputation as a high quality methane consulting firm as well as our ability to simultaneously design three large scale complex projects in an expedited fashion. We were brought on to the design team in February of this year. We completed the methane mitigation system design work along with all permitted systems by the beginning of October, and way ahead of schedule.

The construction phase of this development began under Western National, serving as the General Contractor on the project. All three buildings are being constructed concurrently and Terra-Petra will be responsible for carrying-out all Deputy Methane Barrier (DMBI) inspection work for each one. The arduous task associated with performing continuous inspections of the methane mitigation system for three projects being constructed simultaneously can only be achieved by Terra-Petra given that we maintain the largest and most experienced staff of DMBI Inspectors in the industry.
