Radon Mitigation System – Summit County, CO

Terra- Petra is pleased to partner with a major property developer in Colorado to provide environmental engineering services for the design of a radon mitigation system for their development in Summit County, CO.

The project will consist of the construction of one single family home, and five  attached single family residences all with 3 stories and no basement. The homes are all nearly identical, with an approximate footprint of 2,500 SF. The project requires that a radon mitigation system be “roughed in” for future activation if needed, but our client is requesting that Terra-Petra design radon mitigation systems for each of the proposed buildings.

Terra-Petra has recommended that we design a combination passive venting and sub-slab membrane Radon Mitigation System for the proposed development.

Methane Mitigation Services – Harbor City, CA

Terra-Petra is currently working with a Victorville design team to provide  Soil Gas Investigation (SGI), methane mitigation design, inspection, and consulting services for a retail development located in Harbor City, CA. The project will consist of a new 3-story cannabis facility (occupied by a dispensary, cultivation rooms, manufacturing facility and distribution ) constructed out of steel frame, with insulated metal panel exterior and interior walls, and an open air parking garage below the structure. The total building footprint is approximately 4,712 SF and total site square footage is 41,894.20 SF.

Terra-Petra will be consulting on all mitigation matters relative to the site, including methane testing, laboratory testing, methane mitigation system design, construction administration support, and DMBI inspections to be in compliance with City of Los Angeles Department of Building and Safety (LADBS) codes.

Vapor Intrusion Mitigation Design – Hayward, CA

Terra- Petra is pleased to continue partnering with a major property developer to provide Vapor Intrusion Mitigation System (VIMS) Design Assistance in Hayward, CA. The scope of work involves mitigation of VOCs that could pose a potential vapor intrusion concern into a future occupied structure at the site.

This includes document review, conducting a Human Health Risk Assessment (HHRA) and submission of a Basis of Design report complete with Construction Quality Control procedures and an Operation, Maintenance and Monitoring plan (OM&M).

The vapor intrusion mitigation system will be designed in accordance with the Alameda County Department of Environmental Health’s Local Oversight Program (ACDEH) and in general accordance with the Vapor Intrusion Mitigation Advisory published by the C.A. EPA Department of Toxic Substances Control (DTSC) dated October 2011 (Cal/EPA 2011a, 2011b).

Vapor Intrusion Mitigation System Design – Pomona, CA

Terra Petra is currently working with a client to provide full scope vapor intrusion mitigation system design (VIMS), inspection, and monitoring services for their development in Pomona, CA.

The proposed development will consist of two new slab on grade, 3-story multi-family affordable apartment buildings with a combined footprint of 26,330 SF.

Terra-Petra will work with the City of Pomona (permitting agency) and with The Los Angeles County Department of Public Works (LACoDPW), Environmental Programs Division (EPD) which prescribes means and methods of protecting structures from vapor intrusion.

Methane Mitigation Design – Hub on Campus LA Figueroa

Terra-Petra is currently working with AMP Development to provide methane mitigation design and consulting services for the proposed new Hub on Campus LA Figueroa, located in Los Angeles, CA.

The project will consist of the construction of a new 7-story commercial residential mixed-use development with 5,128 SF of commercial space and 157 residential dwelling units with a single level subterranean basement. The total building footprint is approximately 41,600 SF.

The scope of work includes methane mitigation design and permitting, and construction administration support (material submittal review, field sketches, Request for Information [RFI’s], and attending any specialized construction coordination conferences).

Methane Soil Gas Investigation – Enlightenment Plaza

Terra-Petra completed a methane soil gas investigation on behalf of Killefer Flammang Architects at Enlightenment Plaza, in Los Angeles, CA. The new multi-phase development will include the construction of 5 new slab on grade apartment buildings.

The overall site is approximately 90,984.2 SF. LADBS required a site investigation as the property falls in a Methane Buffer Zone. Terra-Petra completed the LADBS required MSGI under Terra-Petra’s LADBS Methane Testing Lab License #10224.

Vapor Intrusion Mitigation System – Palo Alto, CA

Terra-Petra’s Environmental Engineering Division has partnered with a significant environmental consulting firm in the Bay Area to prepare a comprehensive Vapor Intrusion Mitigation System (VIMS) for a new development located in Palo Alto, CA.

Terra-Petra designed the passive mitigation system with the ability to convert it to an active system in the future if deemed necessary. The VIMS System was reviewed and approved by the Department of Toxic Substances Control (DTSC).

Having completed the VIMS design we have moved on to the construction administration phase which includes submittal review and RFI responses, as well as the QA/QC inspections. We are currently on-site overseeing the smoke testing of the subslab membrane system.

Water Intrusion Inspection – Ventura County Naval Base

Terra-Petra is currently working with Aetypic (AET) Architecture and Engineering to provide forensic waterproofing services at the Ventura County Naval Base in Point Mugu.

Terra-Petra is investigating historic water intrusion issues at the site. We are performing an A/E study to  include the review of window systems, of roofing parapet cap/roofing materials, and destructive testing of the exterior building envelope.

The AE study includes investigation and design development with recommendations for repairs.

Methane Mitigation Design – Torat Hiyam

Level II Methane Mitigation Design

Terra-Petra has just closed  with Torat Hiyam to provide methane mitigation design for their new project in Los Angeles, CA.

The new construction will consist of a 5 story school building, with a basketball court and a library.

The scope of work will include a Level II methane mitigation design plan with permitting to be approved by LADBS Mechanical Department Plan Check.

Methane Soil Gas Investigation In Los Angeles

Terra-Petra has submitted a bid to Data Specialties to conduct a methane soil gas investigation on a LADBS Methane Buffer Zone Property on in Los Angeles, CA.  The proposed project will consist of an electrical upgrade, with no new building construction.

The scope of work includes shallow and deep boring at the site, and monitoring methane gas concentrations and pressure on consecutive days in order to prepare an LADBS Certificate of Compliance for Methane Test Data.
